Steve Rath has 37 years of elite real estate experience, powered by cutting-edge tech and, as he likes to say, way more market smarts than any app on your phone. He owns and operates Rath Real Estate in Roseville, California, and he built Probate Properties because the families he meets during estate sales deserve a better standard of information.

Steve began his career after serving in the U.S. Air Force, and his track record over the decades has been recognized with honors including the 7-Star Award from Broker/Agent Magazine, as described on his longtime site, steverath.com. What he is proudest of is simpler: the families who call him back years later, often for the second or third generation of their family's real estate decisions.

Good information should not be buried behind a login

Estate sales happen at the worst moment of a family's life, and the information available online is mostly a wall of jargon. Probate Properties was built to fix that: the process explained the way Steve explains it at the kitchen table, free to anyone.

The deep-dive library asks for a name and email, with the trade stated plainly, because families usually finish those guides with new questions, and Steve is the one who answers them. You are never obligated to hire him. You are always welcome to ask.

Nothing appears on this site without double verification that it is accurate and current.
